Does anyone know how much for a garage conversion? The cheapest possible way to do it?

The garage is not attached to the property but set in the garden. It has a power supply. Sorry, I should have been clearer about what i intend to use it for. it would not be to live in but for a treatment room for my beauty business. So i need a floor, decent insulation and walls, electricity and a possible water supply but not essential. thanks.


Do you mean to convert a garage to a residence? If so, you would first have to consult your municipality to discover whether it is even legal and if they will issue a building permit. The next area of concern would be water and sewer. If you live somewhere that freezes in winter, the water line must be dug down below the frost level and protected where it comes up to connect. Sewer lines must be dug in so that they slope down to the municipal sewer or the septic tank. Contact a local excavation contractor for a quote. If the garage has a concrete floor, you will have to jack hammer a hole for the toilet, and provide for a trench to install the sewer line for a water basin, kitchen sink and clothes washer drain. Contact a local concrete contractor for a quote on the jackhammer job and repouring new concrete when the plumbing work is done. Contact a plumbing contractor for a quote on installing the drains and potable water lines. You may also want a quote from him to install the hot water heater while he's there. You say the garage has a power supply but is it a 220 volt supply sufficient to run a water heater and kitchen range? Not likely. Contact an electrical contractor for a quote to run 100 amp service to a new panel in the garage and to provide 220 volt hookups for kitchen range, hot water heater and clothes dryer. Of course any of these tasks can be performed by a reasonably versatile home handyman who has or can rent the appropriate tools. The next question is how you intend to heat and cool the residence. If you live in a fairly moderate climate, you can get by with several 1500 watt electric baseboard heaters. Now think of insulation. Garages are not normally well insulated. Fortunately you can buy loose insulation in bags and fill the attic to a depth of 16" to 18". That will help. The garage walls however are likely made of 2x4s which

im a builder in uk ..so if this question is posted uk then the answer is ..no never ...they will not allow you to do it ..only if attached to property ...you would be setting a precedence if allowed ....then the floodgates would open ...and then people would be living in sheds etc ..a guy in my town tried to ..converted a stable ...he went to jail..ADD it makes no difference if for business or not ..you wont get permission ..and you cant have members of the public in it without toilet facilities etc

The only person who can answer this question are the garages around your local area. When I needed some minor work doing on an old car I got 5 quotes, prices ranging from £100.00 to over £1,000.00. I would say, though, that due to the brakes and corrosion which will need to be welded, it's going to be expensive. Not only do I suggest you get quotes, you start looking at buying a new car. depends on how much an hour the garage charges. also the Parking brake efficiency below requirements could mean you need new rear break shoes and cylinders or even handbrake cables , your best bet would be take your failure sheet to a few garages and ask for a quote and go with the best one, i work for a small garage my advise to you would be try the little local garages first and stay away from the big dealer garages they tend to charge alot more!! also ask around your family or friends or even on facebook if anyone can recomend a good local garage, as a rough guess ti your price i would say around 300 ish to start with but as i said it all depends why your rear brakes are not working right! hope this helps !! Your cars not had its time can i ask what kind o car it is? when you look at it really its only a bit of welding and the brakes sorted! :-)

The parking brake will probably need new drum/disk shoes or pads and maybe a new cable.Halfords or similar auto store for wipers and a bulb do that yourself. As for the bodywork needed this can be expensive. Sounds to me the car has had its time and needs scrapping. Sorry.

Depends on the labour rate of the garage you go to. The wipers and light bulb are nothing, £20 tops, the brake pipe is a £10 part but will require the brakes to be bled which takes time, and if you're going that far into the brakes you really might as well get the fluid changed too, but that'll cost a bit more. The doors is probably down to latch adjustment, so shouldn't be a major issue, the parking brake is probably just needing adjustment too, but it may need more work. The expensive thing is probably the rust. Again it deepens on what needs done but £2-300 should cover the welding. Guesstimate is maybe £500-ish, but you'll only know for sure by asking the garage that's actually going to do the work.

parking brake is hooked to rear brakes. when it runs out of travel, get the brakes inspected. often inspection is free, depending where you take it. adjustment only is easy, tightening a nut. wipers and bulbs are minor, inexpensive and once again, replacement labor might be free depending where you take it. you might get away with price of parts only. beware of the shysters. you might need a door latch assembly installed or repaired, price varies. it could be something simple. shop around. Nearside Rear flexi to drum Brake pipe and the rest?? not sure what that is. get a few estimates and have them explain it to you so that you understand. always what out for the shysters. rear brakes uneven, assuming you mean they don't stop evenly, could be a leaky wheel cylinder. those are about $25 plus labor. not too difficult for a brake shop while they're doing your brakes, not knowing what kind of brakes you have.

But what I also found was that I was expecting to press the button 16 times for a Stanley opener, yet 14 did the trick (i.e. the door was activated on the 14th press.) 14 is for a multicode (I take that to mean generic.) So I programmed it again, but this time did the full 16 presses, and now my range is very good - along the lines of 100 feet. Also, if you're curious (I was) - how does it control 2 doors with only 1 set of DIP switches? It remembers the settings during activation. So you set it to match one door, do the programming step, then set it to match the switches on your second door and do the programming step for it.     My Genie opener was installed in 1990, and I had dropped the remote for what turned out to be the last time. I had searched and found out that model remote was no longer made. I took a chance and ordered the Clicker. When the Clicker arrived, I found the reference to my unit. I knew about the DIP switches inside my existing remote, and the Clicker instructions told me to program the DIP switches inside the Clicker just the same. (This is only true for specific models of openers, remotes and year installed - others use the programming button on the receiver). I followed the clear directions: they seemed a bit odd, but I followed them exactly (17 clicks) and voila! ~ the garage door opened! I programmed the other door as well, and now I have one compact remote to open both doors. I cannot believe it took me so long to find the solution, and it took less than five minutes to program the two doors. Wow! Am I happy!     Works Great

    I had a new garage door installed today and decided to get this device despite the negative reviews. All I can say is, it works extremely well. It didn't take me very long to setup (I have a wiring closet, and just added it to an empty port on a bridge) and basically you just create an account, add a location (like Home), and then Add a Device by pressing the Learn button on the opener. It could not have been easier. I did it from a laptop near the opener because you only have three minutes from the time you press the Add button to the time you can press Learn, and I didn't feel like running down and then back to confirm that the device added. It would be nice if in the future you could add the opener from a mobile device like an iPhone, but the instructions were quite clear (at least on my version) that it had to be done from a computer.     I got Chamberlain first and it installed in 5 minutes. The transmitter attaches easily to door with provided double stick velcro. The receiver (with green/red LED indicators) has to be plugged in, which does limit the choices for mounting. In one month of usage I had to reset it once because it was showing the garage door open when it was closed. As another reviewer noted, simply unplugging the receiver and plugging it back in fixed the problem. If the door is closed a green LED shines, if open a red LED blinks. Odd that the red LED is dimmer than the green LED.I thought it would be nice if it would also beep when the garage door is left open so I tried the Skylink GM-318. I got the Skylink today and it installed easily. I did have to fiddle with tiny dip switches on the transmitter and receiver, but it was pretty easy with the supplied tool. The range is about 40' line of sight.Our predicament was finding one, pocket-size, remote that could operate 2 different garage door openers. Carrying 2 of the standard sized, inbox, remotes was too bulky for our needs.We have two different Liftmaster garage door openers. One was a new Craftsman+ and the other an older (6 years old) Craftsman Formula 1 garage door opener. I have no problem with quality. The two prong plug-in unit is designed to fit nicely in the lower plug of a residential outlet... IF you have your receptacles mounted in the tradition manner; ground plug down. Lamp plugs in to the bottom; or top if you mount unit upside down, there is NO SIDE plug.     I installed the repeater in an unattached garage. I was concerned at first because the signal strength LED was amber rather than green thereby indicating that the repeater was receiving a less than optimal signal from the base. The signal must be sufficient because the coverage area was greatly increased. It is easy for me to believe the claim that the effective transmission distance doubled.As another reviewer mentioned, the instructions are inadequate. I must agree. The instructions state that the repeater must be registered with the base but give no clue as to how to do so. The links to Panasonic's support do not lead to anything that I found to be helpful. The user's manual that came with the cordless phone system describes how to register additional handsets but does not mention the repeater other than to say it must also be registered.     Worked great for us!

    We just bought and installed one of these, for use with a KX-TG6544B cordless phone system. The environment is an old wood-frame house, with a detached garage. The base is in the house, in a room facing the garage. About 30 to 40 feet between the base and the garage. Handsets would work in the garage, but got a little sketchy at the far end, and would go out completely on the other side of the garage (with the garage between base and handset).We installed the KX-TGA405B extender/repeater inside the garage, on the ceiling -- plugged it into the same outlet that a garage door opener was plugged into. It made a huge difference. Coverage in and behind the garage is now rock-solid. We can go at least another 80 feet vs what we could before.The extender has two indicators. "STATUS" lights steady green when ready, flashes green when in use, and lights red for trouble.
